You need to advertise in the Hamilton Spectator's "Spec Homes" insert each weekend (no one reads those small classifieds)
You need to perform Open Houses every week for the first month, advertise them well, and cater them.
You need to follow up every contact diligently and professionally.
And you need to send the listing to various databases of known and active buyer prospects.
Be prepared to spend apx. $3000-$5000 in order to sell your home if you do it privately.
Or you can hire us, let us spend that kind of money, and when the house sells, pay us a total of 4% commission. (that's "total" not just one side of the deal)
Why 4%?
That's lower than almost every other REALTOR(R) out there but more than what you would spend to do it yourself. So why consider it?
If the house doesn't sell, or you don't accept any offers, you spend $0. And since it's our money we're risking, you can bet we'll manage it diligently and utilize only promotional activities and venues that have proven themselves to sell houses.
In the current economic situation, that's a risk worth thinking about.
