So why do we think it's ideal?
Consider this....
Most real estate brokerages require between 4-6% to ensure a full service that will sell your home. This pays for both the selling agent and the buying agent and--in most cases--incorporates a full service (MLS(R) listing, sign on your lawn, open houses, local advertising, some internet promotion). For a $250,000 home, that amounts to $12,500-15,000.
Our Alternative:
We will provide a full brokerage service including signs, MLS(R) llisting, NLS(R) listing, open houses, local advertising (of the open houses), listing on over 130 internet sites, listing on all our social media sites, virtual video tour of your home, all pictures for the listings, and full liability and fiduciary services, as required by law.
And we will do it all for a 1% commission... payable only when the house sells. If it never does, you don't pay a dime and you can try someone else.
Keep in mind the following:
1) The majority of homes are sold using the MLS(R) system, which you can only access using a licensed REALTOR(R). (if someone tells you different, I suggest you read the fine print)
2) A high percentage of private sale homes eventually get listed by an agent in order to sell because they simply don't receive enough exposure without the MLS(R) system.
3) An agent will bring a buyer to your home as long as you state in your listing that you will pay him or her apx. 2.5% commission. (ask me about that)
4) Most homes sold by agents sell for higher than privately sold homes allowing for the commission rates charged) even though most private sales start higher (ask me about that too)
